What is an Energy Performance Certificate?
An Energy Performance Certificate rates how energy-efficient a property is, on a scale from A (most efficient) to G (least efficient). It also includes an estimated energy cost for the property and recommendations for improvements that could reduce bills and carbon emissions.
Every EPC is lodged on the national register and is valid for ten years. The certificate is produced by a qualified and accredited domestic energy assessor following an inspection of the property.
When do you need an EPC?
An EPC is a legal requirement in a number of situations:
Selling your home — An EPC must be obtained before a property is marketed for sale and made available to prospective buyers.
Renting out a property — Landlords are required to have a valid EPC before marketing a rental property. Since April 2020, rental properties in England and Wales must achieve a minimum EPC rating of E.
Applying for certain grants or funding — Many government energy improvement schemes such as the Warm Homes Grant require a current EPC as part of the application process.
What happens during an EPC assessment?
An EPC assessment typically takes between 45 minutes and an hour, depending on the size and type of property. During the visit, we will look at:
The age and construction type of the property, wall, roof, and floor insulation, windows and glazing, heating systems, controls, and fuel type, hot water systems, and any renewable energy systems such as solar panels.
You don’t need to do anything to prepare — just ensure we can access all rooms, the loft if applicable, and the boiler or heating controls.
